We explain

There is a crack all the way through the wall. It is usually caused by the foundation settling. Ask the seller whether it has grown.

Report text is shown in Danish, as printed.

Questions

Is this building advice?

No. We explain the reports and public data. For a big decision, use a building surveyor or a buyer's adviser.

Why not just paste the report into ChatGPT?

You can, but it cannot see the grades, which are symbols in newer reports, it cannot look up the address registers, and it makes up prices. Tjekhuset reads the symbols, fetches the official data and uses a price table with sources. And your documents never leave the EU.

Does it work for apartments too?

Yes, for owner-occupied apartments (ejerlejligheder). The process and price are the same as for houses. Cooperative flats (andelsboliger) have no condition report, so we cannot check them.

What happens to my files?

They are processed in the EU and deleted automatically after 90 days. You can delete them straight away from your case.

Can you read both new and old reports?

Yes. Reports from after 1 October 2020 use colours; older ones use K0 to K3 and UN. We always show the grade as it appears in your report.

How do I find my report again?

Your case has a private link. Your browser remembers it, and after buying you also get it by email.

What if the address cannot be found?

You still get the free summary and the cost estimates in the full report. The public data needs an address from the official register, so correct the address if it is wrong.
