Tjekhuset helps buyers of houses and apartments in Denmark understand the two documents that matter most before a bid: the condition report (tilstandsrapport) and the electrical report (elinstallationsrapport). The reports already contain the answers. They are just written for building professionals.

What Tjekhuset does

The free summary shows the overall verdict and explains every critical, serious and unresolved finding in plain language, with the report's own wording next to each explanation. The full report adds repair-cost ranges for every finding, public data for the address, a comparison with the BBR register, the parts of the home the inspection did not cover, and a list of questions for the seller and the estate agent.

How we work

  • Grades as printed. Every grade is shown exactly as it appears in the report, whether it is a colour or one of the older K-codes. Nothing is reinterpreted.
  • Rules decide, AI explains. The verdict, the counts and every amount are computed by fixed rules in code. AI is used only to explain individual findings, and every explanation is checked against those rules.
  • Human review when in doubt. A case that our checks cannot verify is reviewed by a person before the result is shown.
  • Data stays in the EU. Documents are processed in the EU, names and personal details are removed before any AI processing, and everything is deleted automatically after 90 days or at once on request.

Data sources

We use only official Danish sources: Datafordeler (addresses, land registry and BBR), Danmarks Miljøportal (soil contamination), Plandata (zoning and local plans) and Kystdirektoratet (flood risk). Every data point is shown with its source and the date it was fetched.

What Tjekhuset is not

Tjekhuset is not a building inspection, not building or legal advice, and not a recommendation to buy or not to buy. It gives you an informed starting point for the conversation with the seller, the agent and your own adviser. For the final decision, use a building expert (bygningssagkyndig) or a buyer's adviser (køberrådgiver).
