A condition report is usually 20 to 30 pages. Most of it is standard text. Here is how to find what matters.
1. Find the overview of grades
Most reports have an overview of every finding with its colour. Count the red, yellow and black ones. That gives you the picture in one minute.
2. Read the red and black findings
Read the description and especially the "Note", where the building expert explains why it is a problem.
3. Check what was not examined
The report always lists rooms and parts there was no access to. A loft "inspected from the hatch" means nobody was up there.
4. Look at the age and construction
Houses from the 1960s and 1970s often have concrete drains, fibre cement roofs and flat roofs that the report does not assess in depth.
5. Write down your questions
When was it fixed? Do you have receipts? Has the damage grown? The agent should be able to answer.
