The electrical report is required if the seller wants to offer home buyer's insurance. It is made by an authorised electrician.
What gets checked
The fuse board, residual current devices, a sample of sockets and switches, visible wiring and installations in wet rooms and outdoors. The electrician takes samples, not everything.
What does not get checked
Hidden wiring in walls, appliances, lamps and devices, solar panels and chargers (unless part of the fixed installation).
Validity
The report is valid for 1 year.
Typical findings in older houses
Missing RCD (required since 2008 for all installations), cloth-covered wiring, missing earth in kitchen and bathroom, and home-made installations in outbuildings.
